Planning fire stopping surveys across a property portfolio

Start with a building list, gather the documents you already hold, and agree one survey method and report format across every building. Schedule nationally around each site's operations, with a single point of contact. Then let your Responsible Persons and Fire Risk Assessors decide priorities from comparable findings.

What should go in the building list?

  • Address
  • Building use
  • Number of storeys
  • Floor area
  • Existing fire risk assessments, fire strategies and plans

How should surveys be scheduled?

Group buildings by area and plan around each site: clinical areas, sleeping accommodation, term dates, guest areas, tenant access and secure zones. Agree access windows, permits and escorts in advance.

Why one method?

Consistent photographs, locations and descriptions let you compare buildings fairly. Mixed contractors and formats make an estate-wide picture almost impossible.

How often should buildings be re-surveyed?

No legislation sets a fixed frequency. Follow your fire risk assessments, and re-check after any work through fire-resisting walls or floors. See portfolio survey programmes.

Frequently asked questions

Do we need all the documents before starting?

No. Gaps can be worked through, and any access limits are recorded in each report.

Can surveys be phased over several years?

Yes. Long-term programmes can survey a set number of buildings each year.

Who decides priorities across the portfolio?

Your Responsible Persons and Fire Risk Assessors, using the findings.
