Fire Door Remedial Works
Last reviewed:
Once your Responsible Person and Fire Risk Assessor have decided what needs doing on each door, Fire Stopping Surveys, a trading name of RiSKFiX LLP, can arrange fire door remedial works scoped from the survey. Works are delivered by third-party-certificated passive fire protection installers, who verify the scope and the products on site before starting. Every completed door is labelled and recorded with photographs.

What do fire door remedial works cover?
Works are scoped from what the survey recorded on each door. Common items include:
- Adjusting or re-hanging a door so it closes fully into its frame
- Renewing missing or damaged intumescent and smoke seals
- Fitting or replacing self-closing devices, hinges and other ironmongery
- Making good the gaps between frame and wall, and at the threshold
- Replacing a damaged door leaf, glazing panel or glazing bead where the specification calls for it
- Upgrading flat entrance doors where that is the agreed remedy
Where more than one remedy fitted an observation, the survey set out the options; the works follow whichever your Responsible Person chose.
How are fire door works scoped?
Works are scoped from the survey report and the decisions your Responsible Person has made with their Fire Risk Assessor. Proposed works should be reviewed against the fire risk assessment before they are instructed, so the work fixes the right things in the right way.
The survey report is not a works specification. Before work starts, the installer visits, verifies the scope and confirms the products that suit each door and its surrounding construction.
Who carries out the work?
Fire door remedial works are delivered by third-party-certificated passive fire protection installers. Third-party certification means the installer's competence and work are independently checked by a certification body.
Fire Stopping Surveys and RiSKFiX LLP survey and report; the installation itself is carried out by the certificated installer.
Is the completed work certified?
Where the certification scheme's criteria are met, the completed work is certified by the installer under their scheme.
Sometimes those criteria cannot be met, for example where an existing door assembly has no test evidence covering the alteration being made. In that case the work is completed to best-practice installation standards and should be reviewed by your Fire Risk Assessor.
Fire doors should be installed and maintained in line with BS 8214:2026, the code of practice for fire door assemblies. Where a door's own test or certification evidence exists, the installer works to it.
How is the work recorded?
Each completed door is labelled and photographed, so you have a record of what was done, where, and with what. Records are tied back to the survey references, so you can see each observation closed off.
What about flat entrance doors?
The Fire Safety Act 2021 made clear that The Regulatory Reform (Fire Safety) Order 2005 (as amended) covers flat entrance doors, and The Fire Safety (England) Regulations 2022 place specific duties on Responsible Persons in multi-occupied residential buildings. Where flat entrance doors are part of the agreed scope, access is arranged through you and residents, and works are planned around occupied homes.
What if the scope changes on site?
It often does: taking a door off its hinges can reveal more than was visible during the survey. Any change to the agreed scope happens only by written change notice, agreed before the extra work is carried out. There are no surprises on the final account.
What is not included?
Making good finishes, such as plastering, decoration and floor thresholds, is by others unless it is included in the quote. Asbestos must be managed in line with your asbestos register before work starts in affected areas.
Works are planned around your operations, in the same way as our surveys, including out-of-hours visits where access needs it.
Frequently asked questions
Do you fit the fire doors yourselves?
Fire door remedial works are delivered by third-party-certificated passive fire protection installers. We arrange them from the survey.
Will the completed doors be certified?
Where the certification scheme's criteria are met, yes. Where they cannot be met, the work is completed to best-practice installation standards and should be reviewed by your Fire Risk Assessor.
Can the survey report be used as a specification?
No. The installer verifies the scope and products on site before starting.
Which standard do fire door works follow?
BS 8214:2026, the code of practice for fire door assemblies, together with the door's own test or certification evidence where it exists.
What happens if more defects are found during works?
Any change to the agreed scope happens only by written change notice, agreed before the extra work is done.
Can door works be done alongside fire stopping remedials?
Yes. Running both in one programme means one access arrangement, one set of escorts and permits, and one set of completion records.
