Fire Door Surveys

Last reviewed:

Fire doors and fire stopping work together: both keep fire and smoke inside the compartment where it starts. Fire Stopping Surveys, a trading name of RiSKFiX LLP, can survey fire doors in the same visit or programme as your fire stopping, recording what we observe on each door with photographs. Our surveys refer to BS 8214:2026, the code of practice for fire doors.

Why survey fire doors and fire stopping together?

A fire door is part of the compartment wall it sits in. If the door does not close, or the gap around it is too large, the wall does not do its job, however good the fire stopping around it.

Surveying both in one visit means one access arrangement, one set of escorts and permits, and one report format. For portfolios, it means one programme covering both.

What do we check on each door?

  • Door leaf: condition, damage and any alterations
  • Frame: condition, fixing and the seal between frame and wall
  • Gaps between leaf and frame, and at the threshold
  • Intumescent and smoke seals
  • Hardware: hinges, locks, latches and other ironmongery
  • Glazing and glazing beads
  • Signage
  • Self-closing devices and whether the door closes fully into its frame

We refer to BS 8214:2026 for fire door installation and maintenance. Where a door's certification label or other markings are visible, we note them.

Do we grade doors or decide which to replace?

No. We record what we observe on each door, with photographs. We do not grade doors, give them a pass or fail, or decide which to replace.

Where more than one remedy fits an observation, for example adjusting a door or replacing a component, we set out the options for the Responsible Person and their Fire Risk Assessor to decide.

What about flat entrance doors?

The Fire Safety Act 2021 made clear that The Regulatory Reform (Fire Safety) Order 2005 (as amended) covers flat entrance doors, and The Fire Safety (England) Regulations 2022 place specific duties on Responsible Persons in multi-occupied residential buildings. We can include flat entrance doors in a survey, with access arranged through you and residents.

What does the report include?

Each door is given a reference and location, photographed, and every observation described. If you provide floor plans, door positions are marked on them. The report is a record of observation, not a certificate.

If your fire doors are the main concern rather than fire stopping, tell us when you enquire and we will plan the survey around them.
