Which legislation applies?
The Building Safety Act 2022 introduced the higher-risk buildings regime. The Fire Safety (England) Regulations 2022 place specific duties on Responsible Persons in multi-occupied residential buildings. The Fire Safety Act 2021 made clear that the Fire Safety Order covers a building's structure, external walls and flat entrance doors.
Where are the common problems?
- Risers shared between flats
- Services passing from flats into common corridors
- Ceiling voids above corridors
- Meter cupboards and bin stores
- Penetrations added during refurbishment
Why do records matter?
Services change over a building's life and each change can leave a hidden gap. A located, photographed record shows what was found, and later records show what was fixed. See higher-risk buildings.
