What kinds of London buildings do we survey?
London's building stock is unusually varied, and each type brings its own compartmentation questions:
- High-rise residential blocks: shared risers, protected corridors and flat entrance areas, where each flat is normally its own compartment. See higher-risk buildings.
- Mansion blocks: older buildings that have been re-serviced many times, with new pipes, cables and ducts passing through original walls and floors.
- Converted houses in multiple occupation: compartment lines added during conversion, often through timber floors and partitions, where later works can leave gaps.
- Offices: frequent tenant fit-outs that add data, power and mechanical services through fire-resisting walls and floors.
- Hospitals: buildings in constant use, with medical gases and building services changing continually. See healthcare.
- Hotels: sleeping risk, high occupancy and guest areas that can only be reached at certain times.
How do we survey occupied London buildings?
Most London buildings we survey stay in use throughout. We agree access windows in advance, work in short sessions in occupied areas, and keep noise and disruption low around residents, patients, guests and staff. Where areas can only be reached at night or at weekends, we schedule out-of-hours visits.
How do we deal with parking, loading and permits?
Parking and loading restrictions shape how we get to many London buildings. We check controlled parking, loading bays and congestion and emission zone requirements before each visit, and ask you about any on-site parking, loading arrangements or visitor permits.
Many buildings also need work permits for roof access, plant rooms, ceiling voids or hot areas. We arrange these with building management before we arrive, so time on site is spent surveying.
How do we work with building management and concierge teams?
Many London blocks and offices have on-site building management, security or concierge teams who control keys, lifts and access to plant rooms and risers. We agree arrangements with them in advance: who holds keys, which lifts we can use, where we sign in, and how residents or tenants are told about our visit. Your named contact keeps them informed throughout.
Do you have a London office?
No. We survey London the same way we survey the rest of the UK: our surveyors travel to each building, grouped by area so visits are efficient. Every London client has one point of contact for scheduling, access and reports. See coverage for how we schedule nationally.
What do you get after a London survey?
A digital report in which every observation is photographed, located and described, with a recommended remedy, marked on floor plans where you provide them. We report what we find; the Responsible Person decides priorities, with their Fire Risk Assessor. If you manage several London buildings, see portfolio survey programmes.
